An update for those who dont care:

My real estate agent sent me a listing of potential properties for us to look at and to choose what I want to see...

I found others I was interested that he did not supply so I will ask to see those as well, let the trainwreck homes begin!

BTW: the smaller home mentioned earlier, the agent won't stop emailing me and asked for feedback and JUST emailed me today saying the priced dropped a whopping $5,000 (smirk) and with only...

you're about right on the small size - mine was 1200 square feet before the single car garage was converted and a laundry room added on to it.

I just like small and cozy and it's a lot easier to clean a small space than a huge house

I haven't been part of the Niagara board for over a year but I have never once used elfs in an offer.

Standard phrasing was All Light Fixtures, Window Coverings, Wall to Wall Carpet etc. And I worked for the largest broker in the area and used their standard clauses.

Mine is, yes. I am not a fan of stairs either. My best friend has a two-story and her electricity bills are ridiculous in the summer keeping the upstairs cool.
