In Houston you get the attitude that you have to live in the burbs for the good schools and lack of crime. The neighborhood I first lived in was one of those so-called safe suburbs. I'm just outside the loop in Houston and there's a lot less home robberies here than in the other neighborhood. Plus I bought in an area ripe for tear downs and McMansions that through the last two downturns in house prices, still showed an increase in value. I know lots of people who can't sell their houses for enough to pay off their notes, so established can be better.

CBR, my grandparents lived in Bellaire for years, and my aunt lived in their home after they died. Once the tear downs started and the McMansions started going up, my aunt was pressured by builders to sell. She worked in the city and needed to stay, but when she finally retired, she did well on the sale and moved out to the burbs. The last time I visited, before she sold, it was strange to see the place in transition, with little 1500 sq. foot tract houses stuck between 3500 sq. foot monstrosities. (I'm guessing on the sizes.)
