What to do? Do I buy the stinky house and hope the stink goes away? Do I cover the stench by shoving Eury's rotting corpse in my crawl space? Do I
look for a non stinky house?
I know that the house flooded about 2 inches last year; some neighbours had more than 2 feet but this house sits up a bit. No flooding between 1968 and 2007.
There is new flooring through out, new roof, new kitchen. Yet it stinks. I think the owners have pets, but this has to be more than pee. I didn't see
any pee spots, but the carpet looked new so who knows what lurks beneath. I'm told that the owners are very, very heavy smokers but this wasn't the
soothing waft of dozens of cartons of Pall Malls.
What would you do?

I don't know what mold smells like. My realtor said it didn't smell like mold to her, she said it smelled like cigarette smoke. She wouldn't lie to
me, but she just may not know.

Be careful with this one Tres. Find out if they had a professional do the clean up after the flooding, or if they did it themselves. Even though the carpet
is new, pull it up and see if there is mold or mildew under the backing and if so how bad. Bleach on the floor boards and backing can remove the mold if
it's not too bad, and Borax can remove it from the carpet. Oxiclean works great on pet smells if that is the problem. I would definitely have it
inspected before you make any sort of offer.

It's a beautiful 4 br, 2.5 bath house with a giant kitchen, a living room, and a den w/fireplace. Two car attached garage on an enormous lot. Right on the
river. You can stand in the back yard and fish.
It is exceptionally secluded but just minutes from the interstate and within half an hour of a large city. You have to drive through a TUNNEL just to get into the neighbourhood. |

If I go ahead and submit this offer, I have written in that there have to be three inspections (all paid for by me, ugh) 1) Regular home, 2) Mold, 3) Drainage

Is it pier and beam construction or concrete slab? I would definitely check under the carpeting for mold. The other problem might be the carpet. Remember when
I had the big house recarpeted? The smell of the dyes in the new carpet gave off a weird smell and I had to put room deodorizers throughout the house.

i dunno. you KNOW what old cig smoke smells like, and if that's not it, there's a problem. if you move in and get used to it, everyone who visits you
will start to associate you with stink.

CBR, there is an emergency exit provided by the railroad. We are only allowed to use it in emergencies though. That's how people got out during the flood
last year.
The smell might be a fixable thing. I like the house enough to pay for tons of inspections to find out if it is fixable. |

Sounds like you're doing the best thing. It's worth the inspections if it's a house you really love.
And who knows? Maybe they'll solve a cold case murder or something when they dig up whatever is stinking the place up! :) |

That being said, if you love the house that much then, yeah, get it looked at -- I'd keep looking around for other houses, though, in the meantime! Just in case my crazy corpse smell totally taints your dream house. |
