so, its saturday night. the night of 10,000 flip shows.
but hey, i finally saw one tonight that did it right. (oh, and "sell this house" is not a flip show. its a "staging" show. big difference. but still tanya memme, tanya memme, tanya memme...) so the show... its called "property ladder" on tlc. and it has more a "flip that house" feel than a "flip this house" feel to it. (and for those of you that watch foodie shows, i think i just earned a medal!) pl is not about how fun loving and wacky the armando family is or how richard and ginger should just get over it and fuck already. they show the normal, slip shod renovations, but their twist is sticking around to the sale. I KNOW! a house actually has to sell to make money, right? all of the other shows leave us with this juicy concept of "potential profit". (in my youth, i was a devout potential profit. that blond, at the bar. yeah. six months later, half or more of my shit was gone. but i digress.) all of the other flip shows end with the "bought at x, "budgeted" x (i love that word since they all spend way over. big.), and LISTED at x, with the potential profit of x. this is where pl shines. they stick around to see what they actually sold the piece of shit for. and then the money shot. waste months (or more) of your life, working every spare minute to complete this thing. to, in the end make pocket change (after contractor gouges, commissions, taxes, fees, inspections, and your stupidity about what this really entails?) pl is cool. your marriage is in ruin, your finances are in ruin, basically your life is in ruin. but hey! you made $7000 on that flip... |

I watched an episode of PL last night that showed that you could do everything well, but one mistake could cost you thousands.
This guy renovated a Craftsman house in Southern California, and it looked really good for a first-time flipper. However, he listed the house about $60,000 too high for the area. All of the realtors who appraised the house, as well as those who walked through it during the open house, all said it was listed way too high. Flash forward three months, and the guy still hasn't lowered the price. The mortgage payments are costing him about $5000 a month, and his potential profit is falling rapidly. Finally, he lowers the price to the amount that the realtors said it should have been to begin with, but because he couldn't afford the mortgage payments anymore, he had to take the first offer that came along, which was about $80,000 less. After realtors fees and closing costs, the guy will barely break even. So, because he listed it too high, and waited too long to lower the price, he easily cost himself about $100,000. |

that is the beauty of pl. "potential profit" is a glorious thing. in actuality, (heh) you might/almost always, could lose money. pl shows you that, the other shows... eh, not so much. flip away my flipping brothers and sisters... |

I was on a real estate site and saw a house listed on the market for over a year. They then got a new realtor and all they did was paint the house. The house only changed by one coat of paint and was now listed for $10,000 more. Some people really need to stop glorifying getting the exact number - if your house is on the market for a year and you add a coat of paint - how much will that "number" really amount to? |

nothing too much to report tonight. i think this was a "that" night. and if you thought "this" armando was the absolute worst, he is bob fucking vila compared to "that" sergio from pomona. sergio was all "its going to crack? i don't care, i'm not going to live here. " he even brought some old carpet he ripped out of his house, and after it sat on the trash pile in the rain, installed it (badly) in the clusterfuck that he was throwing together in pomona. he was without a doubt the worst flim-flam flipper i have ever witnessed. i now totally understand the sucks poster that left this thread as "immoral" a bit a go. you were right. these people really do suck beyond redemption. but, as always, sofa is a "glass half full" kind of guy. i'm watching a "that" with a woman from nashville, a receptionist at a radio station, and her job title is "director of first impressions." that kind of shit warms my heart... |

There is a difference between being smart and frugal with your money, and just being fookin cheap and not giving a damn. Him being that stupid and cheap can put people's lives at risk. I'm scared to think if on this flip or any in the future he gets any electrical work done. I wonder, do any of the buyers do home inspections cause no amount of staging can hide serious problems from a home inspection. He's lucky he sold that house. |

Is Ginger's dog on TLC the same dog that was on A&E? Jack the dog's face time went way down when they switched networks.

they all start with this premise of "make more money in one month than you did last year". uh huh. yeah, maybe. but there is a reason foreclosures are at an all time high. foreclosures could be just regular folks over their head. or maybe, they could be the proliferation of these "flip" shows and their followers. hummm... sofa weeps for flippers who think its easy and want to make that quick money. better, i think, to put your money on the "professional poker tour". easier to adopt a "poker face" and go for it. you'll probably do better... |
